We are head down building new exciting features and meanwhile we are also making sure you all get constant updates and improvements. This release introduce minor changes, but makes the whole app much faster!

Property Card Enhancements

  • Property cards now display the owners' information, specifically when the owner has an ENS (Ethereum Name Service) avatar. If you own land on Fabrica, make sure you setup your ENS domain with an avatar! This small but significant improvement allows land collectors to build their profiles and engage with other land owners. It's a first step toward creating a more social experience within our platform.

Improved Performance

  • We have refactored the architecture of our application to optimize its performance. As a result, the app is now significantly faster, providing you with a smoother and more enjoyable experience. This refactoring involved making better use of cache, which has led to reduced loading times and improved responsiveness.

  • This optimization process is an ongoing effort, as we strive to accommodate a larger audience on our platform. We are committed to ensuring that every user continues to have a fast and seamless experience.

Domain Update

  • We have migrated the Fabrica dApp to the domain https://app.fabrica.land while contextually phasing out the old legacy application that was still using the previous domain.

Simply log in with your email or your favorite social account—Google, Facebook, Discord, or Twitter—and we’ll set up an account complete with an invisible embedded wallet for you. Your assets will be safely stored and ready to go.

  • Enhanced Security with Passkeys: We’re taking security to the next level with Passkeys—a groundbreaking technology adopted by industry leaders like Apple and Google. This feature secures your assets using your smartphone and biometrics, requiring a quick FaceID or fingerprint scan to perform any operations on your assets. It’s secure, simple, and seamless!

We are excited to announce the release of a new dashboard on Dune Analytics for the Fabrica protocol. This update offers users a comprehensive overview of the properties on our platform, their geographical distribution, statistics about property owners, and insights into the marketplace. The dashboard will continue to evolve over time as we add new charts and tables to provide even more valuable information.

Why this update?

Our aim with this update is to enhance transparency and improve user experience by providing easy access to important data. By offering a centralized location for key metrics and analytics, users can make more informed decisions regarding property investments on the Fabrica protocol.

What's new?

The new stats on the dashboard are based on our latest smart contract, which was released a few weeks ago. These stats give users an up-to-date picture of the Fabrica ecosystem, including details about property ownership and geographical distribution. It is important to note that these statistics do not provide any context on our historical transactions conducted using legacy smart contracts.

What's next?

As we continue to gather valuable feedback from our users, we plan to expand the dashboard further by adding new charts and tables in future updates. Why the Change?

In this release, our main focus has been on expanding our services to more states, allowing us to cater to a wider range of requirements. As we continue to grow, it is crucial for us to revamp our backend system to support the diverse needs and regulations of each state. Our goal is to ensure a seamless user experience during the on-ramp process, making it as easy as always for property owners to get started with our platform.

What Has Changed?

From a user perspective, the on-ramp process remains straightforward. By simply clicking on "on-ramp" and entering the address or APN of their property, users can initiate the process. However, behind the scenes, we have made significant improvements. We have developed a robust rule and template system that efficiently collects all necessary information about each property from various sources. This includes generating legal documents that require notarization, filling in location-specific administrative forms, gathering signatures from the property owner (on-ramper), and ultimately recording the deed and filing all relevant forms at the local jurisdiction.

During this release, we have specifically enhanced our ability to gather data from different sources and generate documents with various barcodes. Furthermore, we now have the capability to refer to past deeds and include county-specific data in our processes. These enhancements were driven by the requirements identified while on-ramping our first property in New York State. We are excited about how flexible and scalable our infrastructure has proven to be in adapting to these specific needs.

Trust Agreement Update

Alongside our expansion efforts, we are pleased to announce an update to our Trust Agreement. The new version (available at this link) includes important language related to UCC Article 8. This addition now enables the use of our NFTs as collateral, offering protection for lenders in case of defaults. It also opens up new financial opportunities and possibilities for leveraging properties on Fabrica.

What Happens Now?

With the revamped backend system and expanded state coverage, users can expect a streamlined on-ramp process that takes care of all necessary documentation and administrative tasks. The enhancements made during this release ensure that we are well-equipped to handle the diverse requirements of different states, making it easier than ever for property owners to join our platform.

Moreover, the updated Trust Agreement allows for greater financial flexibility and potential investment opportunities. By including specific language related to UCC Article 8, we have provided a secure framework for using our NFTs as collateral. This not only safeguards lenders but also paves the way for novel financial use cases tied to Fabrica NFTs.

  • Automated Picture Generation: With the latest release, we have implemented AI technology to automatically generate four pictures that provide users with an idea of what a property looks like. By utilizing the actual location of the property, our AI algorithms analyze geographical features, vegetation, and orography to render photorealistic visualizations. This feature significantly speeds up the process of on-ramping a property and enables users to create marketing material for selling it. Users still have the flexibility to edit descriptions and upload actual pictures and videos for a more accurate representation.

  • Enhanced App Layout: We have revamped the layout of the property page to give greater prominence to pictures. Now, images appear at the top of the page alongside a flyover view of the property. This new layout provides a visually appealing and immersive experience for potential buyers. We have also removed completely the side menu, to allow for a richer and more immersive experience, giving more room to the content and streamlining navigation.

  • Improved International Support: While direct on-ramping of properties from abroad is not yet supported within our application, we have made significant strides in enhancing our infrastructure and protocol for international properties. This update ensures that key components are in place to seamlessly integrate international properties in the future.

This release introduces several important updates and improvements to enhance the functionality and user experience of our platform. We have added an external burner app for emergency situations, updated our documentation with the latest APIs, and improved the generation of NFT pictures for better error handling.

New Features

  • External Burner App: We have released of our new external burner tool, named Burner and available at the address https://burner.fabrica.land. This app serves as an "emergency hatch" feature, providing users with a convenient way to burn their Fabrica tokens and off-ramp their properties from any version of our protocol. The Burner app has been designed to operate independently from our main app's infrastructure, ensuring its reliability even in critical situations.


  • Updated Documentation: In this release, we have made significant updates to our documentation available at https://docs.fabrica.land. The documentation now includes the latest APIs for easy reference. Users can explore the updated documentation to gain a comprehensive understanding of our platform's capabilities and seamlessly integrate it into their workflows.

  • Improved NFT Picture Generation: We have implemented enhancements in the generation of NFT pictures within our platform. Specifically the media server is able to handle correctly poorly formed NFTs, various errors as well as removed properties / burned tokens. This improvement enhances the overall visual experience and reliability for users while interacting with NFTs on our platform, marketplaces and other web3 applications.

What's Next?

With these updates in place, we aim to provide a more robust and seamless experience for all Fabrica users. The introduction of the external burner app empowers users with greater control over their tokens, while the improved documentation aids developers in integrating Fabrica seamlessly into their applications. In this release, we have focused on enhancing the user experience and providing additional features to make property listing and valuation easier and more efficient. We are excited to introduce several new features that will streamline the process of on-ramping a property, generating marketing descriptions, estimating property values, and trading properties.

New Features

AI-Generated Marketing Descriptions

  • We have integrated AI technology to automatically generate marketing descriptions for your property listings. This feature leverages the information we have about the property to create a compelling description that highlights its unique features and surroundings. It's like magic!

  • By simply on-ramping a property, our system will generate a description for you, saving you valuable time and effort.

  • You can easily customize the generated description to add your personal touch before putting the property up for sale.

Enhanced Price Estimate

  • Our price estimate feature has been enhanced to provide a comprehensive view of the value of a property.

  • We now offer a dropdown menu that displays detailed information from different data sources, including our friends at Prycd.

  • This allows you to get an accurate sense of the property's value while also showing you the assessed value at the county level.

GPS Coordinates Input for On-Ramping

  • To further facilitate the process of on-ramping properties, we have added support for GPS coordinates input.

  • If you don't remember your Assessor's Parcel Number (APN) or find it challenging to match a street address with a remote property, you can now simply enter its GPS coordinates.

  • This feature provides greater flexibility and convenience when adding properties to our platform.

Sepolia Test Network Live

  • We are excited to announce that we are now live on the Sepolia test network!

  • You can visit sepolia.fabrica.land to explore and experience our platform on this test network.

  • On the Sepolia test network, you can freely on-ramp and trade fake properties, allowing you to familiarize yourself with our platform's functionality without any real-world implications.

What's New?

Here are the key changes included in this release:

  • Properties with Offers Notification: We have introduced a helpful red notification "balloon" that appears on property cards associated with offers. This feature allows you to easily identify hot properties within your portfolio.

  • Enhanced Social Sharing: When sharing a user's profile or your own on social media platforms, an image will now be automatically generated. This image provides a comprehensive overview of all the properties at a glance on a map. It enables you to effectively showcase multiple properties simultaneously, attracting attention from potential buyers or collaborators. Or just brag about your land collection on Threads. Or Twitter X.

  • Improved "Buy Land" Performance: We have significantly optimized the performance of the "Buy Land" section. Now, opening and rendering this page is notably faster compared to previous versions. This enhancement ensures a smoother browsing experience while exploring available land options for purchase.

  • Prices on the map: Properties are now shown on the map (both in the "buy land" page and in user profile's) with their prices if they're for sale.

We're working on a larger feature now, so we might go silent for a little while...

New Feature:

  • Users can now place offers (aka Bids) on properties.

  • Offers are public and visible on the property pages.

  • When an offer is placed, the property owner receives an email notification to inform them about the offer.

  • If the owner accepts the offer, the deal closes within seconds, allowing the bidder to acquire the land and the seller to receive the proceeds.

  • No escrow agent or title professional was harmed.


  • The "Buy Land" page now loads faster than before. [and we have some serious speed booster in the pipeline to make it super snappy]

  • Added new traits to NFT. Traits show up on OpenSea and other marketplaces and allow you to filter and order properties by land use, zoning and gps coords.

  • We fine-tuned the zoom level of map used for NFTs, giving more context of the area where the property is located.

What's New:

  • Credit Card Payments: We have introduced a new feature that allows users to buy properties using their credit cards. This update aims to lower the barrier and friction for individuals who are not familiar with cryptocurrencies, making it easier for anyone to enjoy a new way of owning real estate. Currently, this feature is available for properties priced below $10,000. The experience is seamless and efficient - simply click on Buy with Card, enter your card details (or use Apple Pay), and within 30 seconds, you become the proud owner of a property!

  • Login by Email and Embedded Wallets: In order to cater to users who do not yet possess a crypto wallet, we have implemented the ability to login using your email address or social sign-in. Upon logging in, a wallet is automatically created and linked to your email address. Although these wallets, known as "embedded wallets," have certain limitations as they do not allow you to bring your NFTs to other web3 applications, they serve as the perfect solution if your primary objective is buying and selling properties within Fabrica. They are incredibly user-friendly and easy to navigate and you'll always have the ability to transfer your assets over to a full fledged wallet when you'll be ready for it.

What This Means for You:

  • With the introduction of credit card payments, purchasing real estate through Fabrica has never been more accessible. Regardless of your familiarity with cryptocurrencies, you can now seize this opportunity effortlessly by utilizing your credit card.

  • The login by email feature coupled with embedded wallets eliminates the need for users to possess a separate crypto wallet before engaging with our application. This streamlines the user experience and removes any potential obstacles for those who are new to the world of cryptocurrencies.

What's Next:

We are continuously striving towards enhancing our platform's user-friendliness while maintaining the integrity and security of our services.
